M7 Real Estate lets 8,000 sq m of logistics and office space in Neuss
Frankfurt, 6 June 2016 – M7 Real Estate, acting on behalf of its joint venture MStar Europe, has let a unit of around 8,000 sq m at Fuggerstrasse 2-6, Neuss. The new tenant is TRIOLOG Internationale Spedition GmbH, which will occupy around 7,200 sq m of warehouse space and 800 sq m of offices in the building.
Completed in 1982, the mixed-use property is situated in an established commercial area in Neuss-Uedesheim, near Düsseldorf. In total it provides around 13,100 sq m of warehouse/production space and almost 2,800 sq m of offices in three hall buildings, each of which has three or four entrances.
M7 acquired the property on behalf of MStar Europe at the end of 2015. The letting just concluded increases the occupancy ratio from 14% to 65%.
The halls have a clear height of 6 m, with 24 loading docks and 9 ground-level gates. The site also provides 157 car parking spaces.
The commercial area benefits from excellent road connections, with its proximity to the Neuss-Süd intersection of the A57 and A46 motorways. Düsseldorf Airport is within about 15 minutes’ drive, while Düsseldorf city centre is only a few minutes away. Two bus stops provide good local public transport connections.
M7 Real Estate manages 61 properties in Germany, with a total area of around 361,500 sq m and an investment volume of some €270 million.
