M7 wins two REFI European Awards

M7 Real Estate is pleased to announce that it has won both the “Eastern European Fund of the Year” for the M7 Polish Active Fund and the “Western European Fund of the Year” for M7 EREIP V at the REFI European Awards (formerly PIE European Property Awards).

The Awards are recognition of M7’s unique structure that allows investors to match capital to specific asset pipelines across numerous jurisdictions, resulting in funds being fully invested in short time periods that leads to a reduced “j” curve as transaction costs are offset by immediate income into M7’s funds.

M7 POLAF raised €65 million of capital and was fully invested in 2019, acquiring €115 million of assets across seven transactions. The portfolio was invested entirely in the office and industrial sectors at an initial yield of 8.6%. M7’s Polish office, led by Katarzyna Parkot, is overseeing the asset management program that is targeting improvement to the income streams of the assets through focussed capital expenditure.

M7 EREIP V raised €125 million of capital and was also fully invested in 2019, acquiring €270 million of assets across the Netherlands, Ireland, Germany and Denmark. The portfolio consists of 50 assets, primarily invested in the industrial and regional office sectors. Already the fund has benefited from a meaningful reduction in void and capital appreciation through a number of early sales.
