M7 Real Estate agrees lease extension with LTG on c. 10,150 sq m in Weil der Stadt

LTG, an established technology company for air-handling solutions in the areas of air conditioning and process air technology, has occupied the light industrial property since it was completed in 1975. Standing on a 20,856 sq m site, it has a lettable area of 10,147 sq m, including 600 sq m of office space.

In order to optimise production, the landlord and tenant have agreed to carry out improvements, including resurfacing the floors and improving the lighting. The over €800,000 costs incurred will mainly be borne by MStar Europe. The property, which is let to LTG as sole tenant, was last refurbished in 2011.

M7 Real Estate currently manages 26 properties in Germany, with a total floor area of around 361,500 sq m and a total volume of ca. €160 million.

Frankfurt, 17. August 2015 – Der von M7 Real Estate betreute Fonds MStar Europe hat den mit der LTG Aktiengesellschaft bestehenden Mietvertrag für das Objekt in der Josef-Beyerle-Straße 16 in Weil der Stadt vorzeitig bis Ende 2026 verlängert.

Das traditionsreiche Technologieunternehmen für lufttechnische Lösungen in den Bereichen Raum und Prozesslufttechnik nutzt das 10.147 qm Mietfläche, davon 600 qm Bürofläche, umfassende Light-Industrial-Objekt bereits seit seiner Fertigstellung im Jahre 1975.

Zwischen Vermieter und Mieter wurden zur Optimierung der Produktionsprozesse unter anderem eine Renovierung der Fußböden und eine Verbesserung der Beleuchtung für das auf einem 20.856 qm großen Grundstück gelegene Objekt vereinbart. Die Kosten hierfür in Höhe von über 800.000 Euro werden hauptsächlich von MStar Europe getragen. Die letzte Sanierung der von LTG als Single Tenant gemieteten Immobilie erfolgte im Jahre 2011.
