M7 secures 10-year lease with Pat Smith Engineering at Citywest Business Campus

Pat Smith Engineering (PSE), a national electrical engineering firm, has signed a 10-year lease for Units A & B Orchard Avenue at Citywest Business Campus, marking a significant milestone in the company’s continued growth. Units A & B will become the company’s new headquarters, while PSE will continue to maintain its presence in Co. Limerick and Co. Cork.

The unit extends to 13,365 sq ft and has undergone a comprehensive refurbishment programme, achieving a ‘B1’ BER rating. Works were completed by main contractor Demac Construction, with Derek Cannon and Thomas McGarry of Savills Ireland acting as cost consultants and project managers. Refurbishment works included full internal redecoration, enhanced sustainability features such as energy-efficient LED lighting, a new VRF split hot/cold heating system, and EV charging points. Externally, the building’s exterior was modernised with new glazing and refreshed elevations.

Rosie Carey and Nigel Healy of JLL Ireland acted on behalf of M7 Ireland, while Finn Considine and Chloe Donoghue of Byrne Wallace Shields handled the legal aspects of the transaction.
