M7 welcomes a vibrant tenant mix at Churchtown Business Park, Dublin with flurry of new lettings

Churchtown Business Park contains 21 light industrial units ranging in size from 1,312 sq ft to 2,233 sq ft and one unit of 8,135 sq ft. The asset is located in the affluent south Dublin village of Churchtown, close to transport links and other amenities.

M7 is delighted to welcome three new occupiers to the estate, including leading pump suppliers Industrial Pump and Process, Headon Boxing, who offer non-contact boxing classes, and established gym operator Revolution Fitness. All three have signed 10-year leases at a headline rent of €20 per sq ft and are undertaking significant works to improve the units. These new leases join Ireland’s oldest self-storage operator, Nesta, who opened their sixth location in Churchtown Business Park in March. There have been four lease renewals this year, and other asset management initiatives employed by M7 include renewing all signage, installing a new security gate, conducting roof repairs, installing LED lights, implementing Green Lease clauses in all new tenancies, and terminating additional car parking licenses to third parties to free up more parking.

The occupiers have really taken to the asset management initiatives that we made which has been the main driver for the rent increase. Space is still at a premium in the wider south Dublin market and we hope to offer more repositioned space during next year.”
